1. Introduction

Welcome to https://hometraderealtor.com/ ("Channel Partner Website") and https://m3mgicproject.in/ ("Project Website") (together referred to as the "Websites").

These Terms and Conditions ("Terms") govern your access to and use of the Websites and any services, information, tools, or content made available through them.

By accessing or using the Websites, submitting an enquiry, or sharing your details, you agree to be bound by these Terms. If you do not agree, please do not use the Websites.

2. Role as Authorized Channel Partner

Home Trade Realtor ("we", "us", "our") is an authorized marketing/channel partner for the upcoming project M3M Gurgaon International City (M3M GIC).

  • We are not the developer, owner, or promoter of M3M GIC.
  • All project details, plans, layouts, specifications, pricing, and timelines are subject to change by the developer and applicable authorities.
  • Our role is to provide information, collect enquiries/Expressions of Interest (EOI), and facilitate communication between you and the developer or other RERA-registered entities.

3. Use of the Websites

You agree to use the Websites only for lawful purposes and in accordance with these Terms. In particular, you agree that you will not:

  • Use the Websites in any way that violates applicable laws or regulations.
  • Submit false, misleading, or fraudulent information.
  • Attempt to gain unauthorized access to any part of the Websites, servers, or systems.
  • Copy, scrape, modify, or distribute any content without prior written consent.

We reserve the right to suspend or terminate access to any user who violates these Terms.

4. Information, Accuracy, and "Upcoming Project" Status

The M3M GIC project is an upcoming / pre-launch project and is subject to approvals, updates, and modifications by the developer and regulatory authorities.

  • All information (including prices, unit sizes, plans, amenities, offers, availability, possession timelines, etc.) is indicative and for general information only.
  • We make reasonable efforts to keep information updated but do not guarantee that all information is always current, complete, or error-free.
  • Actual specifications, configurations, carpet areas, approvals, and RERA details are governed by the final agreements, sanction plans, and official documents of the developer.

You are strongly advised to independently verify all details (including RERA registration status, approvals, and final pricing) directly with the developer or through official documents before making any booking, EOI, or financial commitment.

5. Expressions of Interest (EOI) and Investments

References to:

  • EOI starting from ₹11 lakhs and
  • Investments starting from ₹45 lakhs

are illustrative commercial indicators shared for marketing and lead-generation purposes only. These:

  • Do not constitute a legal offer or commitment by us.
  • Are subject to eligibility, inventory, project stage, payment plans, and developer policies.
  • May change without prior notice.

Any booking, allocation, or agreement will be strictly as per the terms and conditions of the developer and the legally executed documents between you and the developer.

6. No Offer, No Guarantee, No Professional Advice

Nothing on the Websites:

  • Constitutes a binding offer, promise, or guarantee of any service, return on investment, rental income, appreciation, or availability.
  • Constitutes legal, financial, tax, or investment advice.

You should consult your own legal, financial, and tax advisors before making any real estate investment or entering into any contractual commitment.

7. Third-Party Links and Developer Content

The Websites may contain links to third-party websites (including developer websites, portals, payment gateways, and external resources).

  • These links are provided for convenience only.
  • We do not control, endorse, or take responsibility for the content, accuracy, security, or practices of any third-party website.
  • Accessing such links is at your own risk and subject to the terms and policies of the third parties.

All project images, logos, and brand names of M3M and any other developers belong to their respective owners and are used for identification and marketing purposes as an authorized channel partner.

8. Intellectual Property

Unless otherwise stated:

  • All content on https://hometraderealtor.com/ and https://m3mgicproject.in/ – including text, design, layout, graphics, logos (excluding developer logos), and other material – is owned by or licensed to Home Trade Realtor.
  • You may view and print pages for personal, non-commercial use only.
  • You may not copy, reproduce, modify, distribute, display, or exploit any content for commercial purposes without our prior written consent.

Unauthorized use may violate applicable copyright, trademark, and other laws.

9. Privacy & Data Use

Your use of the Websites and any information you submit is also governed by our Privacy Policy.

By submitting your details (name, phone number, email, budget, preferences, etc.) you:

  • Consent to our collection, storage, and use of your data for contacting you about M3M GIC and related real estate opportunities.

10. Limitation of Liability

  • We do not control the actions or omissions of the developer, other channel partners, brokers, banks, or authorities.
  • Any disputes, delays, defects, or losses relating to the project, construction, possession, or documentation must be taken up directly with the developer or relevant party.

Your sole remedy for dissatisfaction with the Websites or content is to stop using them.

11. Indemnity

You agree to indemnify and hold harmless Home Trade Realtor, its owners, directors, employees, agents, and affiliates from and against any claims, losses, liabilities, damages, costs, and expenses (including legal fees) arising out of:

  • Your use of the Websites;
  • Your breach of these Terms;
  • Your violation of any law or third-party rights.

12. Changes to the Websites and Terms

We may, at any time and without notice:
